Pre-Purchase Inspection (for home buyers)
A pre-purchase inspection is intended to help
prospective home buyers better understand the true state
of the property they are interested in purchasing. The
inspection will evaluate the overall condition of the
property in order to identify housing systems that are
adequate and those which may be in need of attention.
The buyer can then use the home inspection report as
leverage in re-negotiating with the seller to demand
that certain repairs be performed. Nearly all sales
contracts include such a clause stating that the
purchase contract is contingent upon a satisfactory
inspection. This provision is known as the "Inspection
Contingency". If displeased with the condition of the
property, the buyer has the right to back out of the
contract entirely. A pre-purchase inspection provides
piece of mind and helps home buyers make a more informed
and educated decision about what may be the purchase of
a lifetime.
Listing Inspection (for home sellers)
A Listing Inspection provides home-sellers with an
accurate snapshot of the current condition of their
property. The home seller can then utilize the findings
to preemptively repair or upgrade household systems that
may be deficient, and make the property more desirable
to prospective buyers. The advantage of knowing the true
condition of your property before it goes on the market
will allow sellers to correct problems in advance and at
a manageable pace, instead of being rushed into quick
and potentially costlier last minute repairs and
upgrades. The seller may also knowingly disclose and
disclaim certain inherent conditions or defects in
advance, and present the house in “as-is” condition.
Maintenance Inspection (for new home owners)
Maintenance inspections are available to clients who
have previously commissioned us to inspect a property
that they went on to purchase. For a reduced fee, we
will return to that property at a pre-arranged future
interval to re-inspect the entire building or certain
housing systems which may be of concern or which may
require monitoring
